Property Description: EXCEPTIONAL DEER, TURKEY, WATERFOWL AND FISHING LEASE IN CENTRAL WISCONSIN. The east tract of this property has 1 mile of Black River frontage. The timber is made of mostly hardwoods, maple, oak, etc. with loads of deer sign. There are large water holes near the river with heavy cover around them and lots of rubs. Also a couple of brushy draws going down into the timber that had deer sign. The deer trails are heavily traveled and they have rubbed some of the same trees year after year. The pasture ground straight north of the house is an increadible pinch point crossing from timber to timber. There is a total of about 65 acres of solid timber and additional timbered pastureland. There are also some box blinds on the property.

The landowner reports a lot of deer and turkeys. When I was surveying the land, the sound of Canadians was nearly deafening. Sandhill cranes could als be heard. The river has good walley, panfish and muskie fishing!

There is public hunting land across the river that is landlocked by private property, but can be accessed by canoe or small boat.

The person leasing this land could camp on the property and store a canoe or small boat by the river. Maximum of 4 hunters on this lease. ATV use is restricted to hunting activities only. Access is via field roads.

Lease includes $1 Million Hunting Liability Insurance. Outfitters/Guides must carry there own additional insurance.
