Property Description: INCREDIBLE SE MINNESOTA DEER, TURKEY AND UPLAND GAME LEASE. This property has just about everything, with one mile plus of creek bottom timber, special program CRP-SAFE pheasant habitat, additional CRP, surrounded by plenty of crop ground and game galore! The creek bottoms that runs across the entire mile of the property is actually the head waters of the famed Root River that flows through SE Minnesota. The Back Forty Pheasant Habitat (CRP-SAFE) improvement program is designed to restore grassland habitats to the landscape to maintain and enhance ring-necked pheasant populations in Minnesota. In addition this property has an additional 10 acres of CRP that has a drainage through it that surrounds a heavy stand of timber. The boundaries of this property are clear and landowner reports that the boundaries are properly observed by neighboring landowners.

When I walked this property, I saw over one dozen deer, including one good buck. The deer were loafing in the grasslands and bedded down near the river. Just about everywhere I walked, I kicked up deer. I also saw turkey and a lot of turkey sign on the property. As a matter of fact, I avoided going deep into the property to avoid too much pressure on the deer, since the season is already underway.

The landowner provided examples of some racks that have been harvested in the last few years, pictured below. He and the neighbors restrict themselves to harvesting mature bucks and ask that the lessee do the same. This property has very clear boundaries and they must be strictly respected.

This property is about 30 miles from Rochester and is made up of 108 acres of woodland, 40 acres of CRP-SAFE, 10 additional acres of CRP, with the remainder being one big food plot!

Deer (all weapons) licenses are available over the counter in Minnesota. Turkey licenses are by lottery.

Care must be taken near crops and no driving on cropland. No ATV use, permanent structures or camping on this lease. A maximum of 6 people in the hunting party. No subleasing or commercial use. $1MM of liability insurance included in the lease price.
