THIS LEASE IS ALL ABOUT LOCATION. 2 TRACTS--NEAR A STATE PARK, WMA & THICK NEIGBORING PROPERTY.
What this lease lacks in timber, it makes up for in it's location. The lease consists of two tracts. The 125 acre tract to the south, is made up of mostly crop field with a small fenceline of trees around the field edge in the southeast corner. Walnut Point State Park (671 Total Acres) boarders this tract. A large portion of the park is a WMA (573 Acres) and this is boardering the south property line. The WMA is BOWHUNTING ONLY. You can bow hunt this area by checking in at the park office. The unhuntable areas of the park act as a sanctuary and the low pressure of having very few bowhunters on the WMA is a big bonus.
Having access to private land next to these areas will be a great opportunity for someone. The farmer reports seeing a lot of deer and crop damage in his corn field. I could see using a stand or a blind in the inside southeast corner.
The 40 acre tract to the north is made up of a hedge row running east/west down to a real thick inside corner. There is a 10 acre strip of hay that runs the lenght of hedge row. The rest of the field is planted in row crops. This hay provides a nice buffer and draws deer. The hay field was littered with deer droppings. There is a very thick CRP field to the north west of this property that is said to hold a lot of deer. They use this corner as a travel coridor to and from the massive crop fields which is evident by all the sign. The north west corner of this small tract is HOT and will be a great stand sight.
These two tracts combined make this a really sweet lease.
$1MM Hunting Liability Insurance Policy is included with this lease. Outfitters must provide proof of insurance suitable to HLN.
